GTA condo apartments: 1,385 sales, down 10.4% from a year earlier, at an average $621,400, down 5.8% — the steepest price fall of the major home types. Toronto (416) averaged $659,214 on 949 sales. The median GTA condo was $528,000, down 7% year over year. On a seasonally adjusted basis, October sales, listings and prices all edged up from September.
TRREB Market Watch, October 2026 →The Bank of Canada raised its overnight rate to 2.50% — the first increase since July 2023. Prime moved to 4.70%. The next decision is December 9, 2026. The Bank said it expects housing activity "to remain relatively weak."
Rate hike explainer →Toronto new-condo prices fell 0.8% in Q3 2026 to an index of 127.6 — down 2.7% year over year and 8.9% below the 2022 peak, the lowest since early 2020.
Homeowner.ca →New GTHA condo sales doubled from a year ago to 760, but 45% were bulk investor deals at $763 per sq ft — roughly 40% below original prices in the same buildings. Pre-construction sales fell 61% to just 60. Completed unsold inventory stands at 5,127 units, with asking prices at $1,157 per sq ft, down 20% from the Q2 2023 peak. Only 381 units started construction in the quarter, and scheduled completions fall to 4,213 by 2029.
Urbanation →The rental market has started to recover: vacancy in stabilized purpose-built rentals fell to 3.0%, and average condo rents rose 2.4% from the previous quarter to $3.83 per sq ft. Condo rents in the former City of Toronto rose 0.7% year over year — the first annual increase in the core since early 2024.
Rental recovery →Lenders are holding the line at roughly 70% of units pre-sold before financing a condo project. The most recent casualty: M6, a planned 58-storey tower with nearly 900 units at M City in Mississauga, cancelled in summer 2026 after failing the sales threshold, with deposits refunded.
Money.ca →Olivia Chow was re-elected with about 54% of the vote. Her housing direction continues purpose-built rental incentives — phase 2 targets up to another 10,000 rental homes, including at least 2,000 affordable.
Rental Housing Business →The full 13% HST is relieved on eligible new homes — combined relief up to about $130,000 on a $1 million home — for purchase agreements signed April 1, 2026 to March 31, 2027. For rental-purchased units, construction must be substantially complete by December 31, 2029.

A bankruptcy order took effect for 16 SIREG companies, and the management company's licence was revoked the day before. The court-appointed administrator now holds board powers for 27 SIREG-managed condo corporations — 24 appointed October 15, plus 3 more on October 22. That settles the earlier count: the "26" figure in some reports was a pre-October 22 count.
Building insurance for 7 corporations was extended to November 17, 2026, with renewed coverage to be placed before then. Condo fees remain due on the 1st of each month, collected through the administrator's lawyers' trust account while new corporation bank accounts are opened. Owners must cancel any payments to SIREG — it has no authority to collect rent or fees — and many records from SIREG are incomplete.
The court lifted the stay of proceedings, unopposed, so the sole secured creditor of the company that owns the Burlington head-office building at 1075 Sutton Drive can enforce its rights as mortgagee, including obtaining vacant possession.
The receiver intends to ask the court in the near term to approve a sale process for the real properties of 10 SIREG (North) companies — 13 residential rental properties in North Bay, Burlington, Niagara Falls, Windsor, Wallaceburg and Dresden. What, if anything, is available for creditors will depend on the sale results.
The trustee's notice and Form 31 proof-of-claim form were published. The administrator's counsel will file claims on behalf of the condo corporations; owners must file personally for their own claims — rent SIREG collected but never paid, tenant deposits, overcharged management fees — or they cannot share in any payout. The first meeting of creditors is November 10, 2026 at 11:00 a.m. ET, by Teams.

Condominium Owners Network →Owners must deal directly with tenants, collect rent themselves, or appoint a replacement manager. Owners are told not to send payments to SIREG. Unpaid guaranteed rent under a management agreement is treated as an unsecured creditor claim in the bankruptcy — not a guaranteed payment. One audited example showed $128,385 owed to a corporation's reserve fund and not held there as required.
